Title Watch
In conjunction with the e-conveyancing environment, the Lands Titles Office has introduced Title Watch, a free service to assist us in reducing the risk of fraud in our industry.
How does it work?
As a subscriber to this system, Tuckfield Conveyancing monitors your Certificate of Title for any activity. If any activity is detected, the Lands Titles Office send an email or SMS alert to us immediately.
Why Title Watch?
This is particularly helpful if you are purchasing a proposed block of land or apartment in a division that has not been finalised yet. Tuckfields will be able to track the developer’s progress and keep you and your broker/banker informed as to when the division is nearing completion and new Certificates of Title have been issued to keep the process moving to ensure a smooth settlement. We will also be alerted if a caveat or such similar document is lodged against your title as soon as it is registered so we can take action straight away. We are also informed if searches are ordered over your Title which can help establish if anyone is researching or investigating your Title. Our standard practice is to check your Title on the morning of settlement in any event, but by using Title Watch, we will be notified of any activity almost immediately.

As soon as we receive your Contract, we will add your Certificate of Title to our Title Watch subscription so that we will be notified of any activity on your Title up until settlement.
